How Often Should You Have Roof Maintenance Done?

The Short Answer, and Why It’s Not So Simple

Most homeowners we talk to in The Woodlands fall into one of two categories. Either they’ve never had the roof looked at since the day they moved in, or they’re paying somebody to come out three times a year because they got worried about a leak once. Neither is really right.

A roof in this part of Texas should be looked over once a year, with a second look after any major weather event. That’s it. Anything less and you’re letting small problems turn into expensive ones. Anything more and you’re spending money you don’t need to spend. There are some caveats, which we’ll get into, but if you take nothing else from this post, that’s the rhythm to aim for.

Why Once a Year Is the Sweet Spot for Roof Maintenance

Here’s what’s actually going on with a roof between failures. Things loosen up. A nail might back out a little. The sealant around your chimney flashing could crack because it’s been baking in the sun since 2018. Granules can wash off the shingles a few at a time and pile up in the gutter. These things can stack up.

An annual visit is just somebody up there catching that stuff before it turns into water on your ceiling. We pop loose shingles back, reseal what needs sealing, clear the valleys, write it up. Usually under an hour for a typical Woodlands home. The cost is nothing compared to fixing a leak after it’s eaten through your decking.

The reason once a year specifically works around here is the weather. UV all summer that would melt asphalt off a parking lot. Heavy rain when it does rain. Hail that nobody saw coming. And freezes now too, which we didn’t really use to factor in. A roof that goes five years untouched in this climate is a roof with bad news in its future.

When You Should Bring Someone Out More Often

Once a year is the baseline. There are a few situations where you’d want more. Big one is storms. If a hail event came through, or straight-line winds, or the tail of something pushed up from the Gulf and just sat over Montgomery County for two days, your roof needs eyes on it. Doesn’t matter that you had it checked in March. That’s storm damage, not maintenance.

Older roofs are the other case. Shingles pushing 15 or 20 years old benefit from going twice a year, spring and fall. You’re closer to the end of that roof’s life and things are starting to wear, so catching problems quickly for a roof tune-up buys you more runway before a full replacement.

Complicated roof lines too. Lots of valleys, multiple chimneys, skylights, anything with a bunch of penetrations. Those are the places stuff fails first. Bump those up to twice a year or at least make sure they get extra attention on the annual visit.

What Texas Weather Actually Does to a Roof

People underestimate this one. The Woodlands gets sun that could melt asphalt off a parking lot, and our shingles take that hit every single day from May to October. UV breaks down the binder in the shingle, dries out the sealants, and slowly turns flexible roofing material into something brittle. You don’t see it happening, but it’s happening.

Then we get hit with rain that comes down hard and fast. A typical Houston-area summer thunderstorm can drop two inches in an hour. If your gutters aren’t moving water away fast enough, or there’s a soft spot in your decking, water finds it.

The freeze events are the wild card. We’re not built for them, and neither are most of the homes here. When pipes burst inside, sometimes the same expansion damage hits roof flashings and attic spaces too. We saw a wave of leak calls after the 2021 freeze and a smaller one after the 2024 cold snap. Stuff people didn’t even know was wrong with their roof until water started coming through a ceiling.

A roof maintenance program built for Texas takes all of this into account. It’s not the same as what you’d do in, say, Oregon or Vermont. Different problems, different priorities.

Signs You Should Skip the Schedule and Call Right Now

A few things shouldn’t wait for your annual visit though. Water stains on the ceiling, even tiny ones, mean it’s been wet up there for a while before you ever saw it on the drywall. Granules in the gutter are normal in small amounts, but a steady stream means your shingles are giving up faster than they should be. Curled, cracked, or missing shingles you can spot from the ground, especially after a windy night. And a musty smell in the attic, or any kind of dark staining on the underside of the decking, means moisture is already living up there. Don’t wait if you’re seeing any of this. Just get somebody out.

Why a Maintenance Program Beats Calling As Needed

You can just call a roofer once a year and pay for an inspection. That works fine. The problem is most people forget. Roof’s out of sight, life gets in the way, and suddenly three years have gone by without anyone looking up there.
